In a significant push to expand its India presence, NVIDIA has leased a large office space in Bengaluru, marking its biggest workspace commitment so far.

The company has signed a deal for 7.6 lakh sq ft at Memphis South Tower in Bagmane Capital. The agreement, valued at around ₹1,230 crore, will run for 10 years. The lease officially began on April 1, 2026.

The space has been taken through its Indian arm, NVIDIA Graphics Private Limited, at a property owned by Bagmane Constructions Private Limited. As part of the deal, the company will occupy 12 floors in the building. The total chargeable area stands at 7,60,000 sq ft, with a monthly rent of about ₹8.59 crore, calculated at ₹113 per sq ft.

NVIDIA has also deposited ₹34.35 crore as security. The agreement includes a rent escalation clause, with a 15% increase every 3 years during the lease period.

Raja Seetharaman said, “NVIDIA’s decision to secure a massive 7.6 lakh sq ft facility in Bengaluru is a powerful testament to India’s indispensable role in the global Artificial Intelligence ecosystem. Coming on the heels of NVIDIA crossing the historic $5 trillion market cap milestone last week, this long-term commitment, involving a total rental outflow of approximately 1,230 crore over the next decade, highlights the scale at which Al giants are expanding their R&D and engineering footprint in India.”

He added, “This transaction at Bagmane Capital not only underscores the sustained demand for premium Grade-A office spaces and also reinforces the tech capital’s position as the primary destination for high-end technology and semiconductor growth.”

NVIDIA, currently the world’s most valuable company, has also been expanding across other Indian cities. It operates around 3.75 lakh sq ft space in Pune at a property owned by Mindspace Business Parks REIT. In Gurugram, it has leased about 73,000 sq ft at The Headquarters 27 project by Bharti Realty. The company also maintains registered offices in Bengaluru and Mumbai.
