A major AI infrastructure deal is reportedly taking shape in the US, with Nvidia said to be the tenant behind a long-term lease for Hut 8’s Texas data centre campus. According to a report by a publication, the agreement could be worth up to $50.2 billion if renewal options are exercised.
Last week, Hut 8 announced that its 1-gigawatt Beacon Point campus had secured a 15-year contract with a base value of $19.6 billion, which could increase to $50.2 billion over the full term. The company identified the customer only as an “existing investment-grade customer” that would deploy computing infrastructure to support large-scale AI training and operations.
The report claims that Nvidia is the undisclosed customer behind the agreement. It also suggests that the company may sublease the facility to its neocloud partners, which purchase Nvidia GPUs and provide AI cloud computing services.
The report has not been independently verified, and Hut 8 has not commented on the claims.
Responding to the reports, an Nvidia spokesperson said, “Nvidia is working with ecosystem partners to accelerate the deployment of efficient AI infrastructure through the DSX AI factory architecture,” without confirming or denying the company’s involvement in the project.
Nvidia’s DSX AI factory architecture is designed to help customers build and operate large-scale AI data centres by combining the company’s technologies with hardware and infrastructure from ecosystem partners.
If confirmed, the agreement would represent one of the largest AI infrastructure leasing deals announced to date, reflecting the growing demand for high-performance computing facilities to support next-generation AI workloads.
