Mascot Group to Build Mega Industrial City on Former Honda Land

In a move that could reshape Gujarat’s industrial future, Mascot Group has acquired a massive 380-acre land parcel in Vithalapur, once owned by Honda Cars India Ltd (HCIL). This significant land transaction, finalized in April 2023, marks Honda’s official exit from the Vithalapur site, as the company consolidates operations around its existing facilities in Tapukara, Rajasthan and Greater Noida.

Originally earmarked for manufacturing expansion, the land was later identified as surplus by Honda, given its current capacities. However, the company reiterated its future plans for India, including “upcoming model launches and electric vehicle initiatives up to 2030,” affirming its continued interest in the Indian market. 

Taking over the reins, Mascot Group is now set to create an integrated industrial township—its most ambitious venture yet. This modern industrial ecosystem will feature 31 towers with five floors each, aiming to accommodate over 12,000 workers. Beyond just factories, the blueprint includes residential complexes, worker dormitories, a school, food courts, and a range of lifestyle amenities. It’s a bold step toward building not just infrastructure, but a self-reliant industrial society.

According to Sanjay Patel, Director at Mascot Group, “the site is already attracting attention from multinational companies keen to establish operations in the Vithalapur-Bechraji belt,” an area that’s quickly evolving into a high-potential industrial corridor.

The location is already bustling with some of India’s most influential automotive giants—Tata Motors, Maruti Suzuki, Hero MotoCorp, MG Motor, Honda Motorcycles, and others. With this development, the region’s transformation into a premier manufacturing destination seems inevitable.

Industry watchers suggest that this strategic land shift could become a catalyst for auto component and engineering firms looking to anchor themselves in Gujarat. As legal processes near completion, construction and execution are set to begin shortly.

The Mascot-Honda deal isn’t just about land—it’s about vision. Mascot Group brings dawn of a new era where infrastructure meets imagination, and Gujarat continues to rise as a beacon for industrial evolution.
