IndoSpace to Invest $57 Million in New Logistics Park in Bhiwandi

IndoSpace announced an investment of $57 million to build a 66-acre logistics park in Bhiwandi, a key hub in the Mumbai metropolitan region. This investment comes in addition to the $330 million already deployed in Maharashtra to enhance logistics and infrastructure capabilities.

IndoSpace, which operates more than 52 grade A parks across 11 cities in India, will start phase-wise operations at the Bhiwandi park within this financial year. The facility will provide both ready-to-move-in spaces and build-to-suit options, catering to diverse business needs across industries.

Anshuman Singh, Managing Director and Chief Executive Officer of IndoSpace, said: “The launch of our Bhiwandi park highlights IndoSpace’s role in expanding India’s supply chain backbone. As the country experiences shifts in consumption, manufacturing, and global trade linkages, the availability of reliable logistics infrastructure becomes critical. Our approach is centred on building facilities that combine operational efficiency with long-term sustainability, aligning with the broader imperatives of India’s economic growth.”

IndoSpace new park will have a development potential of over 1.7 million square feet and will be well-suited for companies in e-commerce, third-party logistics, fast-moving consumer goods, automotive, and electronics. It is designed to include green spaces and infrastructure aligned with environmental, social, and governance standards and certifications.

Bhiwandi has long been recognised as a major warehousing hub in Maharashtra, with excellent connectivity to Mumbai, Thane, and Pune. Its relevance is further enhanced by its link to the Mumbai Nagpur Samruddhi Expressway. The IndoSpace Bhiwandi park is expected to help businesses optimise supply chains while meeting growing regional demand.

India’s warehousing and industrial park segment has been witnessing strong growth. According to a report by a common source, Mumbai led leasing activity in the first half of 2025 with 7.0 million square feet, contributing 23 per cent of total leasing in India. This represented a 131.3 per cent year-on-year increase, driven by rising warehousing and industrial demand. Overall leasing activity in India reached 30.7 million square feet, marking a 21.6 per cent increase compared to last year.
