Nvidia is taking a major financial role in OpenAI’s planned Ohio data-centre campus, highlighting how the AI boom is increasingly becoming a race to secure land, electricity, computing capacity and long-term financing.

The artificial-intelligence industry is entering a phase where building powerful models is only part of the challenge. Companies also need enormous physical infrastructure to run them, and OpenAI’s latest Ohio project illustrates just how large that requirement has become.

OpenAI has agreed to lease computing capacity at a large data-centre campus in Pike County, Ohio, being developed by SB Energy, a SoftBank-backed company. Nvidia has agreed to provide financial support capped at $105 billion for the initial commitments and will separately invest $1.5 billion in SB Energy.

A data centre built on an extraordinary scale

The planned campus is expected to ultimately support about 8 gigawatts of IT capacity. The first facilities are expected to become operational from 2028, with approximately 4.25 gigawatts covered by Nvidia’s initial guarantees. Nvidia has the option to provide additional credit support for roughly another 3.8 gigawatts.

OpenAI will be the tenant, while SB Energy will develop and operate the site.

The arrangement is designed around a 20-year lease, giving OpenAI access to a large, dedicated pool of computing infrastructure without having to own and operate the entire physical campus itself.

Nvidia is becoming more than a chip supplier

The deal illustrates a significant shift in Nvidia’s role in the AI economy.

The company has built its dominance by supplying the processors and networking systems needed to train and operate advanced AI models. But as demand for computing grows, the availability of chips alone is no longer enough.

AI companies need suitable land, power connections, buildings, cooling systems and financing.

By helping secure those resources, Nvidia can make it easier for customers to deploy large quantities of its technology.

Under the Ohio arrangement, Nvidia is also expected to be the exclusive supplier of AI computing technology for the relevant campus capacity, further connecting the infrastructure project to demand for its products.

Why the $105 billion figure matters

The size of Nvidia’s commitment initially attracted attention because earlier reports had discussed a potential guarantee of as much as $250 billion.

The finalized arrangement is considerably smaller.

More importantly, Nvidia’s regulatory filing shows that the $105 billion figure is not simply a cheque to OpenAI or a payment covering the entire construction cost.

The guarantees relate to specified lease arrangements and the residual value of the facilities. If OpenAI were to default under particular circumstances, Nvidia could be required to cover certain shortfalls subject to the terms of the agreements. OpenAI has also agreed to reimburse and indemnify Nvidia for amounts actually paid under those guarantees.

That structure limits the circumstances in which Nvidia would actually have to make payments.

The circular-financing debate

The arrangement nevertheless raises an important question about the way money is moving through the AI industry.

Nvidia supports infrastructure that will use Nvidia technology. OpenAI needs that infrastructure to expand its AI operations. SB Energy needs financing to build the facilities. And Nvidia benefits when more of its chips are deployed.

Critics can therefore view such arrangements as evidence of an increasingly interconnected AI financial ecosystem.

Nvidia CEO Jensen Huang has rejected the idea that the arrangement should simply be characterised as circular financing. The company says its objective is to secure long-term infrastructure capable of supporting successive generations of Nvidia computing systems.

Electricity may be the bigger challenge

The Ohio project also demonstrates that the AI infrastructure race is becoming an energy race.

Large AI campuses consume enormous quantities of electricity, meaning developers must secure generation and grid capacity alongside land and buildings.

SB Energy and SoftBank are planning substantial additional power infrastructure for the project, with investment of about $4.2 billion in grid and energy infrastructure reported as part of the broader development.

That points to a wider problem facing the technology industry: increasingly powerful AI systems require infrastructure on a scale that traditional data-centre development was not designed to accommodate.

A new model for AI expansion

The Ohio project offers a glimpse of what future AI infrastructure deals may look like.

AI companies may increasingly become long-term tenants of specialised computing campuses rather than simply buying servers and operating conventional data centres. Chip companies, infrastructure developers, energy firms, banks and technology companies could all have interconnected roles in financing and building those facilities.

For Nvidia, that creates an opportunity to protect future demand for its computing platforms.

For OpenAI, it provides access to the physical capacity needed for its expansion.

For the wider industry, however, it raises a larger question: can the enormous investment required to build AI infrastructure eventually generate enough economic value to justify its scale?

That question will become increasingly important as AI companies move from experimental deployments to infrastructure projects measured in gigawatts and tens of billions of dollars.

The Ohio campus is therefore more than another data centre. It is a sign that the next phase of the AI race will be fought not only over algorithms and chips, but also over capital, electricity, land and the ability to build at unprecedented scale.
