ArcelorMittal is strengthening its India operations with a fresh office expansion in Hyderabad, as its Indian subsidiary, ArcelorMittal Global Capability Center Pvt Ltd, has leased 82,823 square feet of office space in the city’s Financial District.

According to lease documents accessed through real estate data analytics platform Propstack, the company has taken space on the 15th floor of Kalyani Trident. The office covers 66,258 square feet of carpet area.

The lease began on January 1, 2026, and was registered on July 17, 2026. The space has been leased from Ramaswamy Shravan Kumar at a monthly rent of Rs 47.21 lakh, or Rs 57 per square foot per month. The 5.5-year agreement includes a security deposit of Rs 2.83 crore and a 15% rent escalation after 25 months.

Following the latest transaction, ArcelorMittal Global Capability Center occupies the 15th and 16th floors of Kalyani Trident, taking its total office footprint in the building to around 1.65 lakh square feet.

The expansion follows the company’s leasing activity in Pune. In December 2025, ArcelorMittal leased nearly 1 lakh square feet of office space there, highlighting its continued expansion of GCC operations in India.

Headquartered in Luxembourg and led by Lakshmi Mittal and Aditya Mittal, ArcelorMittal operates across 126 countries. For the quarter ended March 2026, it reported sales of $15,457 million, operating income of $753 million and Ebitda of $1,679 million.

Hyderabad was also ranked the top global GCC destination in the IIM Bangalore-CRE Matrix GCC Commercial Property Rental Index for the quarter ended March 2026.
