Flexible workspace operator Table Space has expanded its Hyderabad portfolio by nearly 5 lakh sq ft as demand from global capability centres (GCCs) and large enterprises continues to rise across the city.
The expansion includes a major transaction of around 4 lakh sq ft at Grava Business Park in Kokapet, marking one of the company’s largest managed workspace deals in Hyderabad.
The growth comes as sectors including BFSI, technology, life sciences, and AI-driven businesses continue increasing their office space requirements, further strengthening Hyderabad’s position as one of India’s fastest-growing GCC and commercial office markets.
The company’s largest new workspace expansion is spread across Towers 10 and 20 at Grava Business Park in Neopolis, Kokapet, an emerging commercial hub witnessing rapid infrastructure and office development activity.
“Key micro markets such as HITEC City and the emerging Neopolis corridor are witnessing strong enterprise demand. Our continued expansion in the corridor, which includes the landmark take-up at Grava Business Park, one of our largest managed workspace transactions, strengthens our ability to support enterprises looking to strategically scale in Hyderabad’s emerging markets,” said Harini Adidam, Associate Executive Director Sales – Hyderabad, Table Space.
Apart from Kokapet, Table Space has also expanded its presence in Hyderabad’s established HITEC City region. The company added around 50,000 sq ft at K Raheja Mindspace IT Park near Raidurg Metro Station and nearly 48,000 sq ft at Aparna Technopolis near HITEC City Metro Station.
According to Nitish Bhasin, Chief Sales Officer at Table Space, Hyderabad continues attracting enterprises due to its scalability, cost competitiveness, skilled workforce, and business-friendly ecosystem.
Industry experts believe Hyderabad has emerged as a preferred GCC destination because of lower occupancy costs compared to Bengaluru and Mumbai, along with strong Grade A office supply and improving infrastructure connectivity.
A recent industry study also indicated that Hyderabad currently accounts for nearly 20-23% of India’s BFSI and analytics GCC market share.
