Flexible workspace demand in Chennai continues to rise as Awfis Space Solutions Ltd. announced the launch of 2 new premium workspace centres in the city on May 7, 2026. The expansion adds nearly 114,000 sq. ft. of leasable workspace to the company’s growing portfolio.

The newly opened centres are located at Olympia Crystal Centre and DLF Cyber City Centre. The Olympia Crystal Centre facility spans 56,360 sq. ft., while the DLF Cyber City Centre covers 57,802 sq. ft.

With the latest addition, Awfis has expanded its Chennai network to 28 centres spread across nearly 875,000 sq. ft. The company said the new facilities are aimed at meeting the increasing demand for flexible and managed office spaces from enterprises and Global Capability Centres (GCCs).

According to the company, GCCs contributed 51% of demand in 2025, making them a major growth driver for the flexible workspace sector in India.

Chennai has seen growing demand for premium office spaces from enterprises, startups, SMEs and multinational companies looking to expand operations.

Awfis has continued to scale its presence using its asset-light Managed Aggregation (MA) model. Under this strategy, the company partners with property owners to expand operations while reducing capital expenditure.

Since entering the Chennai market in October 2020, Awfis has steadily increased its footprint to support changing workspace requirements across business segments.

The company reported operating revenue of Rs 382 crore in Q3 FY26, reflecting continued business growth.

Awfis operates in a competitive flexible workspace market alongside companies such as Smartworks, 91Springboard and IndiQube. Industry observers are now expected to track occupancy levels at the new centres, enterprise and GCC client additions, future revenue growth and the company’s expansion plans in other Indian cities.
