Pune continues to attract major multinational companies as global medical technology company Boston Scientific has leased more than 1.3 lakh sq ft of office space in the city for its new global capability centre (GCC). The long-term lease spans nearly 9.5 years and reflects the growing demand for large office campuses in key technology hubs.
Boston Scientific Technology and Engineering Services has taken 130,682 sq ft across the 6th and 7th floors of Eon West LP II, Tower D, located in Wakad, Pune.
The agreement also includes a hard option for the company to lease the 8th floor of the building until March 2027, indicating possible expansion plans in the future.
The office space has been leased from Wakad Realty Pvt Ltd under a fresh agreement that started on April 1, according to property documents accessed through a real estate data analytics platform.
Under the deal, the company will pay a monthly rent of around Rs 86.58 lakh at a rental rate of Rs 66.25 per sq ft per month. The lease includes a 15% rental escalation every 3 years. Boston Scientific has also deposited a security amount of nearly Rs 3.90 crore.
Pune has seen strong office leasing activity from global capability centres, engineering firms, and technology companies due to lower occupancy costs compared with Bengaluru, Hyderabad, and Mumbai. Areas such as Wakad, Hinjewadi, and Baner remain preferred locations for large research, engineering, and back-office operations.
Global capability centres have become one of the biggest drivers of demand in India’s office market, with multinational firms expanding research, engineering, technology, and support operations across major cities.
