Incuspaze Leases 3 Lakh Sq. Ft. in Jaipur to Meet Rising GCC and Enterprise Demand

Incuspaze, a leading provider of flexible and managed office spaces in India, has expanded its presence in Jaipur by leasing 3 lakh square feet across three key locations. This move aligns with the company’s strategy to strengthen its footprint in Tier 2 cities, driven by increasing demand from Global Capability Centres, startups and enterprises seeking modern, cost-effective office solutions beyond metro cities.

The newly leased properties include The Edge on Tonk Road, Sitapura Campus in Sitapur and GT Landmark in Malviya Nagar. Each property spans 1 lakh square feet and offers Grade A infrastructure, contemporary interiors and access to important transport and business hubs such as Jaipur International Airport and key residential and institutional zones.

“Jaipur is rapidly positioning itself as a key destination for innovation-driven enterprises and GCCs. Our expansion here reflects a strategic alignment with India’s evolving workspace needs—where infrastructure, affordability and talent meet to create sustainable ecosystems. Cities like Jaipur represent the next wave of enterprise decentralisation and digital transformation,” said Sanjay Chatrath, Co-founder and Managing Partner at Incuspaze.

Jaipur has quickly emerged as a growing innovation hub, attracting GCCs and global businesses due to its strong connectivity, modern infrastructure, affordable rentals and a skilled local talent pool. The city witnessed a 74 percent year-on-year growth in office leasing in the first quarter of 2025, further confirming its position as a preferred GCC destination.

Incuspaze’s Jaipur centres are designed for modern enterprises and include features such as biophilic design, recreational areas, meeting rooms, cafeterias, lounges, 24/7 access and ample parking. These workspaces aim to combine productivity with comfort and collaboration.

Across India, office leasing activity touched a record 48.9 million square feet in the first half of 2025, largely led by GCCs and flexible workspace providers. In 2023 alone, 1.6 million square feet were leased across ten Tier 2 cities, and Incuspaze’s growth is part of this rising trend.

In financial year 2025, the company added 1.7 million square feet across Delhi NCR, Bengaluru and Pune, bringing its total portfolio to 4 million square feet in over 18 cities. With recent acquisitions in Pune and Gurugram and the integration of VSKOUT to enhance tech offerings, Incuspaze aims to add another 2 million square feet by December 2025 and is targeting a revenue of ₹350 to ₹400 crore by financial year 2026, with plans for an IPO.
