Technopark plans soft-landing centre to attract new GCCs to Keralam

Technopark is looking to establish a dedicated entry point for global capability centres (GCCs) seeking to set up operations in Keralam. It has invited proposals from experienced managed-office operators to run the Keralam GCC Launchpad at its Phase I campus.

The proposed facility at the Chaliyar IT building will provide ready-to-use, fully serviced office space for global companies entering the state. It will also offer government facilitation for company formation and regulatory compliance, allowing companies to test operations before committing to long-term office space.

The launchpad will be available only to GCCs that do not already have a presence in Keralam. During the first 6 months, occupants will pay only operating costs, with no charges for space or occupancy.

Under the RFP, the selected operator will take the ground, 1st and 2nd floors of the Chaliyar building, covering around 50,000 sq ft, on a 20-year lease. It will receive a 6-month rent-free period from the date of handover.

The operator will develop and manage the ground-floor launchpad on behalf of Technopark. It will also fit out the upper floors to Grade A specifications and lease them to GCCs. Its responsibilities will include facilities management and business development to attract GCCs.

Applicants must have at least 3 years of experience as a managed-office or flexible-workspace operator in India, with a minimum operational space of 40,000 sq ft. They must have also serviced at least 2 GCC or large enterprise clients. Experience in Keralam or South India, work with IT parks or government agencies, and partnerships with GCC-focused industry organisations will be additional advantages.

A pre-bid meeting is scheduled at Technopark on October 13. Proposals must be submitted by 5 pm on October 31.

The initiative is part of efforts to attract GCCs by leveraging Keralam’s skilled workforce, digital infrastructure, cost advantages and quality-of-life factors. Technopark currently houses around 540 companies employing nearly 84,000 professionals across 13.147 million sq ft of IT space.
