Pune is seeing another major expansion in the Global Capability Centre (GCC) space, with TIAA Global Capabilities leasing around 2.56 lakh square feet at Panchshil Vantage in Wagholi. The 10-year lease carries a contractual rental value of around ₹320 crore, based on lease documents accessed through a real estate data analytics firm.
TIAA Global Capabilities, the Indian subsidiary and strategic global delivery centre of TIAA (Teachers Insurance and Annuity Association of America), has leased the space from P-one Infrastructure for its business operations.
The agreement has a monthly rent of ₹92 per square foot, resulting in an initial monthly rental of around ₹2.35 crore. It also includes a 15% rent escalation every 3 years and a security deposit of around ₹14.11 crore.
Expansion planned in 2 phases
The new office space will be occupied in 2 stages. Around 1.88 lakh square feet across floors 5 to 7 is scheduled for takeover from December 2026. Another 67,717 square feet on the 8th floor is expected to be occupied from June 2027.
The expansion comes as TIAA Global Capabilities marks 10 years of operations in India in 2026. The company said the move reflects the continued growth and strategic importance of its India operations.
TIAA is expanding its footprint as an AI-powered GCC, with capabilities spanning technology transformation, artificial intelligence, emerging technologies, data and analytics, risk management and client experience.
The additional Pune space will allow the company to consolidate teams, strengthen its capabilities and create room for future expansion.
Pune strengthens its GCC position
TIAA established its Indian GCC in 2016. The centre supports technology, operations and business-facing functions while providing global technology, operations and shared services to TIAA’s businesses and associates.
The company currently operates from Mumbai and Pune, with around 3,500 associates across both locations.
The latest expansion adds to the growing number of large GCC and enterprise office commitments in Pune. The city’s technology talent, engineering capabilities, business services ecosystem and expanding commercial infrastructure continue to support this demand.
Pune’s office market also recorded strong growth in 2026. According to Savills India, the city recorded its highest half-yearly gross office absorption in the past decade at 6.4 million square feet in the first half of 2026, up 56% year-on-year.
Pune was India’s 2nd-largest office market after Bengaluru during the period. IT-BPM, flexible workspaces, and engineering and manufacturing companies were the key demand drivers, with engineering and manufacturing replacing BFSI among the top 3.
TIAA’s expansion highlights Pune’s shift towards higher-value, technology-led GCC functions and reinforces its role as a strategic destination for global financial services and technology-driven organisations.
