Honeywell strengthens India GCC presence with major office lease in Bengaluru

US-based technology major Honeywell has expanded its India presence by leasing nearly 400,000 sq ft of office space at RMZ Ecoworld in Bellandur, Bengaluru. The long-term lease highlights the company’s continued focus on scaling its Global Capability Center operations in one of India’s key technology hubs.

The transaction was executed through Honeywell Technology Solutions Lab and is among the largest single-tenant office deals in Bengaluru’s Outer Ring Road micro-market. It reflects Honeywell’s long-term commitment to India as a strategic base for global technology and engineering work.

Honeywell has leased 399,220 sq ft at RMZ Ecoworld, Bellandur, Bengaluru. The lease starts on January 1, 2026, with a tenure of 7 years. The monthly rent is ₹4.39 crore at a rental rate of ₹110 per sq ft. The total lease value is estimated at around ₹429 crore, excluding escalations and additional charges. The agreement includes an annual escalation of 5%, in line with current benchmarks for Grade A commercial assets in Bengaluru’s prime technology zones.

The agreement also provides Honeywell with expansion options for an additional 136,000 sq ft within the RMZ Ecoworld campus. This phased expansion is planned across multiple floors and is expected to be completed by June 1, subject to agreed conditions. The provision allows Honeywell to scale its GCC capacity in line with business needs and talent growth.

Industry observers see the deal as a strong signal of sustained demand from global enterprises for GCC-ready office infrastructure in Bengaluru. Bellandur and the ORR corridor continue to attract occupiers due to large and scalable floor plates, campus-style developments, access to deep technology talent pools, and a mature ecosystem that supports global delivery models.

The lease underlines broader trends in India’s GCC ecosystem, including long-term commitments by multinational companies, preference for high-quality office campuses, alignment with return-to-office strategies, and Bengaluru’s position as India’s leading GCC and office leasing market.
