WeWork leases major Hyderabad office space and sub leases entire area to JP Morgan

A large commercial real estate deal has taken shape in Hyderabad after WeWork India leased close to one lakh seventy six thousand square feet in Skyview 20 at Hitech City and then sub leased the entire space to JP Morgan Services India. Property documents reviewed by a real estate consultancy show that both agreements were registered this month.

The first agreement was signed between Mahanga Commercial Properties and WeWork India Management Ltd. WeWork has taken the space on a sixty month lease with a starting monthly rent of Rs 1,72,43,394. The security deposit stands at Rs 10.34 crore. The lease covers the fifth and sixth floors of the tower and includes one hundred seventy six parking slots. The starting rent works out to Rs 98 per square foot. A rent escalation of fifteen percent will apply after thirty six months. The lock in period is forty months and fifteen days. The company received the property on July one, 2025, and was given four months and fifteen days as a fit out or rent free period.

Just days later, on November thirteen, WeWork signed a General Service Agreement with JP Morgan Services India, handing over the complete one lakh seventy six thousand square foot area under a sub lease arrangement. This makes the deal one of the biggest workspace transactions in the city this year.

The agreement reflects WeWork’s continued expansion in the Hyderabad market, where demand for flexible office solutions has increased sharply. The rise in hybrid working models among IT and IT enabled services companies has further driven interest in premium coworking spaces across the region.
