Pune has recorded a milestone year in 2025, emerging as India’s second-largest market for Global Capability Centres (GCCs), according to data released by Cushman & Wakefield. The city’s strong leasing performance highlights its growing prominence in the country’s office real estate landscape.
GCC gross leasing volume (GLV) in Pune reached 5.43 million sq. ft. (MSF) in 2025, compared to 2.71 MSF in 2024. This marks a 100% year-on-year growth. GCCs accounted for 55% of Pune’s total office leasing of around 10 MSF, underlining their dominant presence in the local market.
With this surge, Pune moved up 2 positions from last year, overtaking Hyderabad and Chennai to secure the 2nd spot among India’s top 8 cities. Bengaluru retained its position as the leading GCC market.
At the national level, GCCs contributed 29.3 MSF of office leasing in 2025, making up 33% of India’s total gross leasing volume.
In Pune, Engineering and Manufacturing led GCC demand with a 41% share of total GCC leasing. BFSI followed with 29%, while IT-BPM accounted for 18%. Other contributing sectors included Healthcare and Pharmaceuticals at 5%, Telecom and Media at 3%, Professional Services at 1%, and Others at 4%.
The average deal size in Pune stood at approximately 78,784 sq. ft., reflecting the scale and maturity of the city’s GCC ecosystem.
