Optum Global Solutions, the India arm of US-based healthcare company UnitedHealth Group, has leased 500,000 square feet of office space in Chennai. This marks one of the largest office space deals in South India in 2025. The new office, located in Embassy Splendid Tech Zone on Chennai’s Thoraipakkam Pallavaram Radial Road, will serve as Optum’s newest Global Capability Centre. This move adds to the company’s existing space in Noida and Bengaluru, where it already occupies around 750,000 square feet.
The property is currently under construction and is expected to become operational by the third quarter of 2025. The lease has been signed at a rental range of Rs 70 to Rs 75 per square foot. A person familiar with the development said, “The expansion is expected to significantly enhance the company’s global delivery network, while tapping into Chennai’s deep technology talent pool.”
Embassy Splendid Tech Zone is a five million square feet integrated business park and already houses companies such as Accenture, BNY Mellon and Wells Fargo. Of this, 1.4 million square feet has been developed so far, with more construction scheduled for the coming quarters.
Chennai’s commercial office space market is seeing strong momentum, largely driven by the growth of Global Capability Centres. In the first half of 2025 alone, Chennai recorded over 2.9 million square feet of gross leasing, marking a 15 percent increase compared to the same period last year.
Across India, the office space leasing market is on track to exceed 80 million square feet in gross absorption by the end of 2025. A major portion of this demand is being driven by Global Capability Centres, which now account for nearly half of the total active demand in the market. These centres have become the primary occupants of India’s top-grade commercial properties.
India continues to be a key innovation and delivery hub for UnitedHealth Group, with operations in cities like Gurgaon, Noida, Hyderabad, Bengaluru and now Chennai. Analysts project that the number of GCC employees in India will cross 2.8 million by 2030. Sectors like healthcare, life sciences and AI-focused technology are leading this new wave of leasing, especially in emerging hubs like Hyderabad and Chennai.
