Nagarro has leased 706,000 sq ft in Gurugram’s Sector 18 for its global capability centre

For its Global Capability Center (GCC) activities, Nagarro Enterprise Services, a German provider of IT services, has leased 706,000 square feet of office space in Gurugram.

According to persons familiar with the agreement, Nagarro’s workers around India, particularly those in the Delhi National Capital Region (NCR), would use the facility, which can accommodate about 3,000 people, as a collaborative workplace.

The business will pay ₹2.9 crore in rent each month, according to lease records obtained by real estate data analytics startup Propstack. Over the course of the lease, the rent will increase by 12% every three years.

The office space has been leased from Chimera Developers LLP, a Delhi-based real estate firm active in commercial leasing.
Nagarro had committed to the lease back in 2018, when the building was still under construction.

 In addition to the office area, the company will gain access to multilevel parking facilities. The space is located in Sector 18, Gurugram, where the average rental rate stands at around ₹63 per square foot per month, according to Propstack.

Nagarro’s footprint and GCC leasing trends

Nagarro employs over 18,000 people worldwide and runs about 12 “hives” in tier-2 Indian cities. The company also has operations in 38 other countries.

In the meantime, GCC office leasing in India has been increasing. In Q1 CY25, GCCs leased 8.35 million square feet (msf) of gross office space in the top seven Indian cities, according to real estate consultant Anarock.

With 1.91 million square feet of GCC leasing at this time, Delhi NCR made up 23% of this total.
