Facebook India Online Services Pvt Ltd, the Indian arm of Meta, has expanded its operations in Hyderabad by signing a new 5 year lease for 69,702 sq ft of office space in Hitec City, a key information technology corridor in the city.
The company has taken the space at Skyview 20 in The Skyview complex from Mahanga Commercial Properties Pvt Ltd. The monthly rent is close to ₹67 lakh. The lease agreement was signed on 2 December 2025, with rent commencing from 18 December, according to documents accessed by a real estate data analytics firm. The agreement includes a rental escalation of 15 percent after 3 years.
This latest transaction underlines the strength of Hyderabad’s commercial real estate market and reinforces the city’s position as a major technology hub in India. Meta had established its first India office in Hyderabad in 2010 and has steadily expanded its presence in the city over the years.
“The Facebook India lease at Skyview 20, Hitec City underscores Hyderabad’s continued strength as a strategic GCC (global capability centre) and technology hub,” said Abhishek Kiran Gupta, chief executive and co-founder of the real estate data analytics firm. “A large format transaction of nearly 70,000 sq ft at rentals of around ₹96 per sq ft reflects occupiers’ willingness to pay a premium for Grade A assets with scale, infrastructure, and long term flexibility. Such deals highlight sustained demand from global tech players, reinforcing Hitec City’s position as one of India’s most resilient and institutionalized office micro markets,” he added.
At the end of 2024, Meta had renewed its lease for 367,000 sq ft of office space within the same Skyview property through 2 separate agreements. These renewals were signed for an additional 5 year term, with a combined rental commitment of ₹170 crore.
A Meta spokesperson did not respond to queries from a publication regarding the development.
According to property advisory CBRE India, technology companies and flexible workspace operators led office leasing activity in 2025. Gross office leasing across India’s top 9 cities reached a record 82.6 million sq ft, up from 79 million sq ft in the previous year.
