Apple India Signs ₹1,000 Crore Office Lease in Bengaluru

Apple India has finalised one of its largest real estate deals by leasing 2.7 lakh square feet of office space at Embassy Group’s Zenith in Bengaluru for a period of 10 years. The lease, which will be effective from 3 April 2025, begins with a monthly rent of ₹6.3 crore and is projected to cost the company over ₹1,000 crore in rent, car parking, and maintenance over the duration of the agreement.

The company has taken nine consecutive floors, from the 5th to the 13th, along with dedicated parking facilities. This marks one of the most prominent corporate space transactions in India’s technology hub. Apple has deposited ₹31.57 crore as part of the agreement, which also includes an annual rent escalation of 4.5 per cent. Industry observers note that the deal reflects Apple’s long-term commitment to strengthening its operations in India.

Apple already operates multiple engineering teams across Bengaluru and Hyderabad, and this new office space will allow the company to further consolidate its presence in the country. The expansion comes at a time when Apple has achieved a major milestone by emerging as the largest exporter of mobile phones from India, with shipments of iPhones valued at nearly ₹1.5 lakh crore in the financial year 2024–25.

The decision to scale up its footprint in India carries added significance given the criticism Apple has faced in the past from former United States President Donald Trump for shifting focus towards India. Despite such criticism, the company’s latest investment underlines the rising importance of India in Apple’s global growth strategy.

While Apple has declined to comment on the lease agreement, the transaction sends a strong message about the company’s confidence in India as a key market for future growth and innovation.
