Apple expands Hyderabad GCC with fresh office lease at WaveRock

Apple India Private Limited is continuing to scale up its Global Capability Center operations in Hyderabad with a fresh office space lease at WaveRock IT Park, reinforcing its long-term presence in the city.

The company has leased an additional 57,343 sq ft spread across 5 floors in Tower 2.1 (Phase II, Tower 1) at the WaveRock campus. The lease began on December 1, 2025, with a monthly rental value of ₹71.67 lakh. This amount includes a warm-shell rent of ₹74.18 per sq ft per month and a fit-out rent of ₹50.82 per sq ft per month.

As part of the agreement, Apple India has paid a security deposit of ₹4.30 crore. The lease comes with a lock-in period of 3 years and an annual rental escalation of 4.77%. The deal also provides 57 dedicated car parking spaces, while additional parking can be availed at ₹3,500 per month per space.

With this latest addition, Apple India’s total office footprint at the WaveRock campus has reached around 6.34 lakh sq ft, further strengthening its position as one of the key Global Capability Center hubs in the region.

Apple’s growing footprint in Hyderabad

Apple has steadily expanded its presence at WaveRock over the years. In 2016, the company signed its first lease for 2.32 lakh sq ft. In September 2025, it added another 64,125 sq ft under a 5-year lease valued at ₹80.15 lakh per month. The current lease in December 2025 marks the latest phase of this ongoing expansion.

These deals highlight Apple India’s focus on scaling operations, accommodating larger teams, and supporting its global enterprise, engineering, and technology functions from Hyderabad.
