The government has announced plans to develop Greater Bengaluru Innovation and Tech City (GBIT) in Bidadi, about 30 km from Bengaluru. Touted as India’s first and largest AI-powered township, the project aims to ease the growing pressure on Bengaluru by redistributing population and economic activity through sustainable and planned urban development.
At the heart of GBIT will be a new central business district (CBD) designed to global standards, expected to attract major investments and create large-scale employment across technology, services and industry. The township will follow the Work-Live-Play model, integrating residential, commercial and social spaces into a self-sustaining ecosystem.
Deputy chief minister DK Shivakumar said, “GBIT will reflect the aspirations of a new generation, and it will be our commitment to shape their future with inclusion, sustainability and dignity.”
Residential areas will be supported by schools, hospitals, parks, entertainment hubs and AI-powered civic services. Leisure and recreational zones will include rejuvenated lakes, cultural venues, sports infrastructure and an international cricket stadium along with Olympic-standard training facilities.
Connectivity will be one of the project’s core strengths, with direct access to national highways 275 and 209, proximity to Bidadi railway station and the proposed suburban rail, as well as integration with Metro Phase 3 and the airport corridor. The township will also incorporate extensive green buffers and use digital twin technology for predictive planning and efficient governance. Rejuvenation of Byramangala lake has also been included in the plan.
The project is anchored on a “land owner as partner” model, ensuring farmers are treated as stakeholders. Villages within the project area will retain their cultural essence, while landowners will receive developed plots or fair monetary compensation.
According to the government, GBIT will be built on a “zero-carbon, zero-waste, zero-traffic” model, positioning it as a benchmark for sustainable and inclusive urban development. “By integrating residential, commercial and social spaces, it will create a self-sustaining ecosystem designed to enrich lives for generations. With a strong focus on inclusive development, it will also ensure that farmers remain valued partners in progress. This future city will aim to redefine holistic urban living and contribute significantly to the region’s growth and prosperity,” the government said.
